Pre-sale residential units

• The average price per square metre of existing residential units decreased by 4.0% quarter-to-quarter, with the prices of those between 6 and 10 years old and those of 5 years old or less dropping by 4.2%

and 3.9% respectively; in contrast, the average price of those between 11 and 20 years old rose by 1.1%. Meanwhile, the average price of pre-sale residential units dipped by 4.3% quarter-to-quarter.

• Analysed by statistical district, the residential units in Móng Há &

Reservatório had the highest average price per square metre (MOP132,651), followed by those in Cidade & Hipódromo da Taipa (MOP132,379).

 A total of 1,987 building units and parking spaces were purchased and sold at MOP10.52 billion in the first quarter, down by 16.1% and 22.4% respectively quarter-to-quarter.

 Purchase and sale of residential units decreased by 320 quarter-to-quarter to 1,310 units, and the total transaction value fell by 26.5% to MOP8.47 billion.

Number of existing residential units transacted (1,179 units) dropped by 13.4% and the transaction value (MOP7.37 billion) went down by 16.1%. Transaction volume (131 units) and value (MOP1.10 billion) of pre-sale residential units declined by 51.1% and 59.7% respectively quarter-to-quarter.

 The average price per square metre of usable area of residential units decreased by 8.0% quarter-to-quarter, with the prices of those in the Macao Peninsula, Taipa and Coloane falling by 4.9%, 12.4% and 10.9% respectively.

 The average prices per square metre of usable area of office units and industrial units rose by 4.9% and 26.4% respectively quarter-to-quarter.

• As regards construction in the private sector, there were 8,505 residential units in the design stage and 2,596 under construction as at the end of the first quarter. Residential units under inspection totalled 1,683, with 1,282 units in Coloane and 401 units in the Macao Peninsula; studio flats accounted for 59.4% of the total.

• During the quarter, 231 residential units were issued the construction permit, all of which were located in the Macao Peninsula; studio flats and two-bedroom units made up 44.2% and 31.2% of the total respectively.

• Meanwhile, 10 residential units were issued the licence of use, and all of them were studio flats situated in the Macao Peninsula.
