I. PRIVATE SECTOR CONSTRUCTION

In the second quarter of 2012, approvals were granted to the construction of buildings with a gross floor area of 99,799 square metres, which will provide a total of 690 units, 251 parking spaces for cars and 70 parking spaces for motorcycles upon completion. Meanwhile, gross floor area of new buildings started totalled 118,782 square metres, which will provide 677 units, of which 658 are residential units.

In the second quarter of 2012, gross floor area of buildings completed (including extensions) totalled 937,945 square metres, altogether providing 890 units, of which 878 are residential units, including 578 three-bedroom apartments; in addition, a total of 2,893 parking spaces for cars and 1,274 parking spaces for motorcycles were available. Gross floor area of buildings completed totalled 947,110 square metres in the first half year of 2012, providing 926 units.

II. TRANSACTION OF BUILDING UNITS WITH STAMP DUTY RECORD Transaction of building units

In the second quarter of 2012, a total of 7,845 building units were purchased and sold at MOP31.05 billion as per Stamp Duty record, up by 1.2 times and 1.7 times respectively quarter-to-quarter. Among them, 3,026 new units at MOP16.02 billion were still within the property tax exemption period, up by 1.3 times and 1.7 times respectively quarter-to-quarter. A total of 11,437 building units were purchased and sold at MOP42.76 billion in the first half year of 2012.

Analysed by end-use, 5,555 residential units were purchased and sold at MOP23.39 billion, up by 1.4 times and 1.8 times respectively quarter-to-quarter; moreover, there were 675 commercial units, 135 office units, 61 industrial units and 1,379 parking spaces.

Analysed by year of completion of the building, residential units completed in 2010 and after totalled 1,953 (including 1,424 pre-sale units), and 1,818 residential units were completed in 1990-1999.

As regards floor area of the unit, 2,984 residential units (53.7% of total) had an area of 50 to 99.9 square metres.

Coloane. Regarding the price of transaction, 2,165 residential units were sold for MOP4,000,000 or over, and 1,775 units for MOP2,000,000 to under MOP4,000,000.

Residential units

The average transaction price of all residential units amounted to MOP55,427 per square metre of usable area in the second quarter of 2012, up by 21.9% quarter-to-quarter. The average price of those in the Macao Peninsula (MOP47,461) and Taipa (MOP66,804) increased by 15.0% and 38.9% respectively quarter-to-quarter, whereas the average price of those in Coloane (MOP78,197) decreased by 6.0%.

Analysed by year of completion of the building, the average price of residential units completed in 2010 and after was MOP77,491 per square metre, up by 18.5% quarter-to-quarter; the price of those completed in 2000-2009 and 1990-1999 was MOP60,242 and MOP41,840 per square metre, up by 15.4%

and 14.0% respectively quarter-to-quarter; the average price of those completed in 1989 and before increased by 21.2% to MOP33,281 per square metre.

Analysed by floor area, the average price of residential units with an area of 50 to 99.9 square metres increased by 25.3% quarter-to-quarter to MOP55,774 per square metre; the average price of those having 100 to 149.9 square metres rose by 23.6% to MOP59,181 per square metre.

The average transaction price of industrial units was MOP18,758 per square metre in the second quarter of 2012, up by 16.7% quarter-to-quarter.

The average price of office units increased by 18.3% quarter-to-quarter to MOP47,767 per square metre.

III. REAL ESTATE CONTRACTS AND MORTGAGE CONTRACTS

There were 3,531 cases of real estate sale and purchase contracts made in private and public notary offices in the second quarter of 2012, up by 77.4% quarter-to-quarter, and the number of units rose by 34.2% to 4,358.

In the second quarter of 2012, there were 3,171 cases of mortgage contracts signed. Among them, 2,631 were residential mortgages, an increase of 89.6% quarter-to-quarter.

New buildings: Refer to building units entitled to property tax exemption, as stipulated in a) and b) of item 1 of Article 9 of the Regulation of Urban Property Tax, which prescribes the following as new buildings: 1) In the Macao Peninsula, not exceeding four years after completion for residential and/or commercial units, and not exceeding five years for industrial units. 2) In the Islands, not exceeding six years after completion for residential and/or commercial units, and not exceeding ten years for industrial units.

4. Information on transaction of building units covers units with Stamp Duty paid in the reference period, while data of the Financial Services Bureau refers to residential units with application for payment of Stamp Duty made in the reference period; hence, direct comparison of data is inappropriate.

5. Transaction of residential units includes those that were exempt from payment of Stamp Duty.

6. Average transaction price of building units covers building units with Stamp Duty paid in the reference period, excluding cases bearing peculiar transaction prices such as gift of property, inheritance, transfer of partial ownership of property, etc.
