第五章 結論與建議

5.2 建議

(1) 本文研究結果發現多組都會區之間的價量存在資訊傳遞效果,在各都價量關 係中亦發現台灣全區與新北市可以藉由成交量指數來預測未來成交價指數 的變動趨勢,除提供政府在各地區住宅制定政策的依據外,亦能讓一般民眾 乃至於機構投資人在進行不動產投資決策時做為參考。

(2) 在後續研究建議上,可接續此議題繼續探究不同市場間的價量關聯性,在資 料頻率上亦可更改為其他長短期資料來驗證彼此之間的互動關聯性是否與 本研究有相同之結論。

(3) 本文僅採用國泰房地產中心按季編制的成交價量指數代表不動產市場的價 量變數,然而該指標僅針對預售屋及新屋編制,而目前不動產市場價格的資

訊尚有其他公開指標,例如內政部實價登錄、信義房地產指數等,可以用以 探討與本研究相同之主題,來驗證其他不動產市場的資訊是否與本研究有相 同之結論。

(4) 本文研究受限於樣本數量不足,建議未來研究可以五都升格前後來區分子樣 本期間,並與本文進行比較,探討各都之間的價量指數是否受民眾預期心理 影響而產生變化,據以分析台灣不動產市場價量在此期間是否真的具有傳遞 效果。

(5) 影響不動產市場之價量關係的因素有很多,未來在研究方向上亦可加入各種 總體經濟變數作探討,將有助於更進一步分析市場景氣狀況,這些問題均有 待後續研究者進行驗證。
