第三節 美國 LEED 其他相關指標規定
誠如本章第一節所提到，LEED 除了新建建築物外，尚有既有建築物營運管 理（EB）、室內商業空間裝潢（CI）兩種評估方式是正式實施的；而雖然住宅的 評估目前並未正式執行，但是由於台灣目前仍以住宅為最大宗的建築市場，因此 有必要稍微了解不同的國情及氣候條件，對於住宅的看法有何不同。因此本章將 已執行的另兩種評估方式和針對住宅的評估作一簡單介紹。
2-3.1 既有建築物營運管理16（Existing Buildings Operation）
不同 LEED-NC 對建築物設計施工中各項要求，LEED-EB 乃針對既有的建築 物，可能建築物當初完工時，LEED 評估尚未成形，但是現在若以新建建築物進 行認證時，許多當時施工或計畫階段的資料早已赴之闕如，或是根本無法達到標 準。
因此，LEED-EB 主要著重於建築物現況的改善，以及內部軟體的完善，例如：
維護管理的確實執行、操作人員的訓練等等。LEED-EB 在分類上大致和 LEED-NC 一樣分為永續性基地條件（Sustainable Sites）、水資源利用效率（Water Efficiency）、能 源與 大氣環 境 （Energy & Atmosphere）、建材及資源 利 用
（Materials & Resources）、室內環境品質（Indoor Environmental Quality）
和其他創新設計（Innovation Design）六大指標群，但是每一指標群中的內容 稍有增減。在能源部分，加入了建築物操作管理的評估；建材部分，因為是既有 的建築物，所以主要從建材改善升級的角度切入；室內環境品質部份，則加入了 室內空氣品質的綠色淨化機制以及對地球環境衝擊較小的清潔管理方式。
LEED-EB 總分為 85 分，各指標項目如表二十四所示。

本評估名稱簡稱 LEED-CI，和上述兩種評估方式類似，均將評估指標分為六 大指標群。不過由於 LEED-CI 的主要內容乃是針對建築物內部裝潢的整修進行評 估，因此在基地部分的給分比重降低至七分，大部分的項目都集中在建材使用以 及室內環境品質的評估上。LEED-CI 總分為 57 分，各指標項目如表二十五所示。
