第二節 建議

1.依照目前台北市住宅市場狀況,可以藉由成交量來預測成交價的變動,因此住 宅市場的供給者與消費者,可以藉由變動來觀察市場景氣狀況,來判斷出售 (購買)在合理的價格上。

2.在後續研究建議上,可以接續此主題繼續探究三種產品類型之間的價量關係,

三種產品類型彼此之間是否亦有關聯性,以便使研究結果更為完整,或是將季 資料更改為月資料,來驗證彼此之間的互動關係是否與本研究有相同之結論。

3.本文僅採用「台灣地區不動產交易中心成交公報」來作為住宅市場的指標,而 目前對於房地產市場價格的資訊除此之外,尚有其他許多公開的指標,例如:

內政部的實價登錄資料等,可以來探討與本研究相同之主題,來驗證其他住宅 市場資訊是否與本研究有相同之結論。

4.影響住宅市場之價量關係的總體經濟因素尚有許多,未來之研究可以另尋與本 文相異或更具關連性之總體經濟變數,這些問題均有待後續研究者進一步的驗 證。
