第三節 後續建議

本研究囿於時間與能力的限制,對於本文的研究範圍與結論,仍有其他面向 尚待探討,提出以下三點建議可供後續研究者進一步修正與參考的方向:

一、拍賣結果對區域不動產價格之影響

本研究在探討辦公室標售底價、得標價格與估價金額三者間之關係,並未考 量以高價得標的不動產,對於區域不動產可能形成之地價波及效果。建議後續研 究可針對特定區域之不動產,分析拍賣結果在拍賣前後對於該區域不動產價格產 生之價格差異,及對不動產市場發展之影響。

二、影響辦公室流標因素之研究

本研究在探討影響得標價格與個案估值差異之因素,故著重分析對象為已得 標之投標者出價行為,以已得標之辦公室標售結果為樣本選取,所有未得標者投 標資訊不予考慮,故對於影響辦公室流標之因素,有待後續進一步研究與分析。

三、得標者事後是否有利潤

本研究著重於分析得標者之出價行為,由於得標者為出價最高之投標者,得 標者投入成本高於估價金額及標售底價,人們不免質疑其獲利程度,並且疑惑以 高價得標是正確的投資策略嗎?建議後續研究者可進一步研究與分析。
