The Study of Public Art Inducts in the Real Estate Market — Case Study in Taichung City 許盛鑫、黃俊熹

ABSTRACT

The building trade business has imported many beautiful artistic productions to their display , the work of art in Taiwan has no longer belong to the government , The same applies to private property such as some grand mansions or magnificence real estate.

Moreover, the real estates developing business leads all these piece of art to the grand mansion, not only to enhance its living quality, but also to make this Public Arts with some basic profit such as show to public .It can cause some positive affects for community and landscape. Public arts into private property have made a strong impact on the real estate market. Furthermore, if it is true, than how does the Public Art cause this phenomenon? Will it become a new movement in the future? How consumers, artist, agent, and construction corporations’ owner make their own point of view? In this case, the approach will be set by document reviews, theory research, case examining, and questionnaire to make sure the issues could be solved appropriately. This survey will focus on four groups of people, including consumers, real estate sales, building and land developers and artists. We have survey and took

interviews with them individually. We do cross – comparison and comprehensive analysis with the data we have on group issue. We can learn from this studying that the consumer will spend more money than de-velopers to buy the house which is combined with public art. Most developers think it is positive for setting price and purchasing speed. They highly recommend the combination between public art and building case. Real estate sales have revealed that the key for people to purchase a house is not only based on the price but also the explanation of public art. Explaining the history and the details about the statues or the pieces of art will definitely allow consumers to identify. The house combined with public art can raise prices higher than market value. Artists point out the problems that the law regulation and efficiency is way slower than market growth speed .We hope that we can take a quick glance into the future, we can push Public Art to a wider range.
